Need help raising money for RE deal

Hello BP,

 I am a newby real estate investor looking to make my mark in this world.  I have found an awesome deal on two properties in Southeast Louisana; however, I am not sitting on loads of cash.  I have excellent credit and a good job, just lacking capital for a down payment.  I have already been approved to get financing on both properties, just need to come up with about $30K for down payment, closing cost, etc.  I am working to look for angel investors, so I have a couple questions for the BP community:

1.  How to find angel investors?

2.  The best way to structure the deal so all parties will win?

3.  What's the best way to sell the potential investor on your property without have RE experience?

Me and my business partner drafted a business proposal to present to potential investors.  I would really like someone of greater experience to proofread it if all possible.  Thanks in advance BP.

  4. Thanks for your input guys. I have taken everything you guys said into consideration. I am currently brainstorming on potential investors, i.e. family , friends, etc. Hopefully I can get someone to invest in my dream. I will keep BP updated.


  5. This is a great question for the forums. It can be quite difficult finding private investors will to invest when you lack RE investing experience. Do you have a clear exit strategy for these properties? Your exit strategy often influences your financing decisions. Do you have friends that are willing to invest money in your dream? Perhaps you can find partners to work with as well. Your friends and relatives are your most likely source at this time because they know more about you and are more likely to appreciate the potential you have that is yet unproven.


  6. Angels won't be interested in dealing with you. Kevin's advice about finding some IRA folks is solid.


  7. Angels typically don't invest in RE, but in start ups or early stage companies. If you post the particulars of your deals (minus the addresses), and they are really solid deals, money just may find you you.


  8. Andre, the best way I have found is to approach individuals with IRA accounts that you know and see if they would be interested in getting a good rate of return. Look for the low hanging fruit first, the people that you already know. You would be surprised how well that can work. Additionally, I would network with local BP members. They are on the ground near you and I have found this to be an excellent community to help one another out. Good luck my friend!
