Refinance vs. HELOC: The Numbers Every Investor Should See

Contain 800x800

An investor reached out to me and wanted to tap equity from his rental. He bought this property in 2023 with a 7.5% rate — and was leaning toward a HELOC to pull $50K for reserves and future investments.

Check out the graphic below that shows is current standing with this property.

Here’s what I walked him through 👇

Current loan: $350K @ 7.5% → $2,447/mo (P&I)

HELOC plan: +$50K @ 9.5% → $395/mo (interest-only)

Total monthly payments: ≈ $2,842

On paper, it seemed simple — “just add a HELOC.” But when we ran the numbers, his blended rate actually increased. He’d be paying two loans at two high rates, and none of that interest builds equity faster.

So instead, we explored a cash-out refinance:

New loan: $400K @ 6.25% → $2,463/mo

He walks away with $50K in cash, lowers his interest rate by over 1%, and his total payment only increases $16 per month.

That’s basically the cost of a monthly streaming service like Disney+ ... but now he has the following:

  • ✅ $50K liquid for reserves, maintenance, or a down payment on a new property
  • ✅ Lower interest expense every month
  • ✅ One streamlined, fixed-rate loan instead of juggling two loans

Here is a better comparison look below:

When we factored in closing costs (~$6,000), his break-even point came to about 16 months — after that, he’s saving thousands annually in interest while positioning himself to buy his next property sooner.

That’s how refinancing quietly beats a HELOC — it doesn’t just unlock cash; it resets the game for your next move.

If your investment property rate starts with a “7” or “8”, it’s time to run the numbers. You might be able to pull cash and improve your monthly cash flow at the same time.
