Still a Student: Why I'm Writing This Blog

I'm Chris Colton, I'm in San Antonio, and I work in creative finance. Subject to, owner finance, taking over payments — that's my world most days.

I want to be clear up front: I'm not writing this as an expert. I'm in the middle of learning this business by actually doing it, and I've noticed I learn faster when I write down what I'm learning and let people smarter than me poke holes in it. So that's what this blog is.

Most of what I do starts with a seller who has a payment problem. A house they can't keep up with, payments they can't make anymore. My first question is never "what's your price." It's whether we can relieve the payment in a way that works for them and still makes sense on my side. Sometimes it works and sometimes it doesn't, and I'm learning from both.

What I'll share here is what I'm seeing in the San Antonio market, the structures I'm learning, and the lessons, including the ones that cost me something. If you're doing creative deals in Texas, or you want to, I'd value comparing notes. I'm still a student of this business and I plan to stay one, no matter where it takes me.

We make deals make sense. That's the standard I'm learning to hold every deal to.
