Keeping busy but letting things slide

It has been a while since I have wrote a post.

So since my last post where I said I have gotten through my full list for my first round of my absentee mailing. If you haven't followed that I sent out about 4,900 pieces. My horrid results ended with 3 calls, 2 of which were to take them off the list.

I have pre-purchased new pieces from someone that knows what they are doing for my next couple mailings. I still need to get those setup and sent out.

So it is excuse time... :)

I haven't done that yet but have been pretty productive. Big things are that I just yesterday closed on my next rehab deal. It was an Freddie Mac REO and there was a lot of BS to muddle though to bring it to fruition.

BTW this was a deal brought to me by a Realtor that I have had a good relationship with for a couple years. Just goes to show that networking and relationship building is important and a source of deals. You also can't limit yourself to just one or a handful of avenues to get your deals.

Anyway need more excuses...

Other big thing is I got one of my finished rehabs under contract last week. I am listing this one myself (I am an agent but don't usually list my own re-sales) so have had a lot more to work on this one. I have had enough sales fall through I'm not counting my dollars yet, but I have to put the time in to hopefully bring this baby home!

I also have had a lot of fires to put out (only figuratively thankfully!:) ) with my out of state rental portfolio. Have had a call, email or letter for several units every day the last week. Most things are not that big of deal but do demand fairly immediate attention even if it is just fielding the call, talking to the PM about getting things taken care of, or sending back the forms that the housing court sent timely. Overall that stuff is going well but a little busier than normal the last week and half.

So my marketing has gotten put on the back burner but I think I have some good reasons. :)

I also figured that sending out stuff around the holidays was not the greatest time to hit them again. Worst case is that it didn't really matter and they get stuff the first week of the new year. I'm okay taking that chance...

Now that I'm out there feel free to chastise me if I don't have an update after the frist full week of the new year...

    1. Yeah I'm in the honey moon phase with the new place. Went to chat with the guys today and see the start of demo. Every project is still awesome at that point. :) Fingers crossed on the resale. Just got the inspection requests which look pretty reasonable at first blush. Christmas Miracle! :)


  4. I would agree with holding off around x-mas. Response rate generally drops off.
