Marketing Update - A new success!
And by success I mean I got another call!!!!!!!!
I mean it was just someone else asking to be taken off the list, but small victory!
For those keeping track at home I have now received 2 calls off of what is now up to 3,705 postcards.
That was as of the 19th when I sent out a batch of 524.

On the brighter side I did get a new rehab under contract last week. It was a place brought to my attention by a Realtor I have worked with. It was an REO that just had a big price drop, but nobody seemed to care. Got it $11K under what they asked (after the $30K price drop) which looked pretty solid.
Got the HML on board and he is just running the numbers to see what he will want me to bring to the table, the contractor walked through it with me and got his number and the attorney already ran title so things should be good on that.
Just goes to show stick with that has worked for you and also that buidlign relationships pays off since I have that guy hunting for me!

Wow 3.705 postcards??? What's goin on with the marketing?? No deals out of all those?? What are you targeting?? Please reply because this seems high to me. Which I am fairly new, so very curious.

It isn't just that I have not gotten any deals, not even a decent lead out of all those up to when I wrote this! I did get one "real" call on the next batch but it wasn't even close to actually being a deal. I'm 100% convinced that my postcard sucks and I will be using different pieces on my subsequent mailings. The list is pretty basic being just out of state absentee owners. Oh and as I said above to Erie, sorry for the delay in responding I didn't see it until today.

Congrats on the new rehab you picked up. I always get inspired when someone I know makes money at something they love. As far as your marketing goes I gotten those where the person calls saying take me off and stop harassing me after 1 letter. The bright side is you're getting closer to someone saying yes. From my view overall you doing a good job

Hey Erie, I'm excited to get a new project. I have had a bit of a dry spell. Hoping to close on it by the end of this week! At worst it will be late next week but looks like the bank just needs to review a HUD-1 and my lender should be able to generate one in the next couple days. BTW sorry for the delayed response. I don't seem to have been getting my "someone commented" alerts.

So it is probably more accurate to say that the new project was the success rather than the single useless phone call. :)
