Gotta Start somewhere

Nothing has changed since I wrote the 1st blog other than husband getting laid off from his job. so now here comes the struggling. He is in school right now because in texas if you dont have a certificate/degree you dont get the decent job.
So now I have to start again....
My plan now is to do something! dive in someplace! Plan to go to this meetup group for real estate investors aug 21st so I need business cards and I need to look for buyers.
1st tuesday of the month is tax auction day so i heard this is where you find the cash buyers but I dont have a check to even sit in on these. Maybe I stand outside of the door and just pass on cards? I will try to find posts on bigger pockets on how to get cash buyers at county auctions....

  1. I read once, a long time ago, that 90% of business cards were in the trash can within a day of being distributed. There was an exception though: If there was any type of discount associated with the card people would hold onto it as if it were cash. The article said to always handwrite some type of discount on the back. Tiffany, in your case, maybe "$250.00 discount if this card is produced at the closing of a deal." or something to this effect. I don't know the actual statistics, but I do know I still have a 2 year old card from a personal trainer on my desk because it has a 10% discount written on it. Maybe one day I'll call her.....   2. Work on your buyers list ... 1) Go to your local recording office and look up the sales in the last year. Any sale without a mortgage (or Deed of Trust if TX uses them) is probably a cash sale (or a subject to purchase by an investor). 2) Join linkedin real estate investor groups (there are dozens of these). When anyone posts a lending add, investors post their e-mails asking for information and you'll get a notification. You'll start your list of lenders as well as RE investors. I built a list of 400+ in a couple of weeks. Sort them if you can - cash buyers, re investors, re lenders, retail buyers, etc. I use constant contact for these as it supports multiple e-mail lists, but will cost you about $15 per month. Make offers. Start making offers ... you never know what might get accepted. Mary


  3. Tiffany, When networking at these events you should try to find a mentor to latch onto. Make sure you have something to offer them, whether it be knowledge or even a thirst for knowledge (it also helps to partner with them on your first deal). The rest should be easy once you connect with someone who is doing what you want to do and they are successful. Hope this helps, Dave


    1. This is a great idea also. I read a lot on BP about in regards to that. I am eager to offer my services(such as , stuffing evelopes, putting up someone's signs, making calls for them) in exchange for knowledge/partnership. I will update this to let everyone know how this turns out. Thanks for the advice Mr Van Horn! You rock just for taking the time.


  4. You should attend your local reia meetings and introduce yourself. Give everyone your phone number and email. Also you can try Craigslist to look for buyers. I have tried the business cards in the past and didn't find good results. Not saying it won't work to find buyers but there are other different ways


    1. Saturday is the big day. 1st meeting will be at RICH here in Houston. Goal is to introduce myself to as many people as possible and maybe from those introductions I will develop new relationships business related or otherwise.... Thanks for the advice Mr Acuna


  5. Tiffany Robinson Sorry to read about your struggle. I've been there myself along with many others in your BP family. Let me encourage you by telling you how your story ends. It goes that Tiffany was in a bind, she took action and was persistent, doors of opportunity opened; she did her due diligence, and found a new success path. You're going to land on your feet.   6. Vista Print has cards for a cheap price. You have to show proof of funds to attend the auction?


    1. Thanks, how do I pass out the cards when I have no money to sit at the auction? UGHHHH.... I think I will get the business cards to pass out to a couple of meetings thats coming up instead. Also my husband is going to the courthouse today to get some listings(NOD and preforeclosures). I left messages for Mike Q that posts alot for yellow letters so I plan to buy the yellow letters and postcards from him next week. What do you think? good start?
