

Perspective
Now that I've actually been trying to use the report in the field, I'm finding it's coming up a bit short. It's pretty good for helping to determine price and I can pretty easily tell how prices are moving both overall and independent of larger trends, but I'm wanting for the same nuanced view of volume. Basically, I can tell (more or less) what a house should be worth and whether prices in the neighborhood are increasing or declining (and whether they'd be doing the same thing if real estate across the region turned around), but I don't have a solid handle on whether the volume of neighborhood sales are strong or weak relative to the larger market. I'd like to be able to say "Yes, things are slow, but I'm 80% more likely to sell a house in this neighborhood than in the other one I'm thinking about."
So, while I troll the market looking for something worthwhile, I'll be readying a greatly improved version.
If anyone who invests in single-family residential real estate in Mecklenberg or Wake Counties (NC) finds their way to these posts, I'd be interested in trading some free reports for feedback.
