New approach: Undeliveable mail

I have a list of undeliverable mail. I've been looking up the houses to see if it is in an area I would like to invest in. Then I try to find the owner's telephone number on the internet. I've tried yellow pages, white pages, and pipl. I've called about 20 numbers and nothing has come from it. I see why people stick to direct mail. It's easier and less time consuming.

My next step is to find an accurate address and send mail. I know people on this site have recommendations on what they think is the best, but we are real estate investors. I decided to join a skip tracing forum where people do it for a living. I found a few companies, but most of them wouldn't allow me to sign up. I had to have the right qualifications. I finally found a company, Skipmax.com. The way I can tell if a skip tracing company is good is by running my name through their database. I've tried other sites including the paid ones and my address is always wrong. The company I joined has the correct address. The phone number is wrong though. I pay $10 a month and the price for searches vary from 25 cents to $3.

I've been putting in a lot of work. It's time for it to pay off. I think persistency is what separates those that succeed and those that fail.
