Lots Going On (Part 2) - Got my 1st lead!!!

 I was going to write this post yesterday, with a completely different title, and different content.  That all changed this morning when I looked at my phone, and saw an email notification pointing to my Google Document that accepts the forms submitted from my (brand new) website.  I now officially have a lead from my site, after 5 days up and functional, and climbing the Search Engine rankings.


I haven't called the seller yet.  I'm guessing he's probably just now waking up because he submitted the form at 2am.  With the help of some BP friends to boost my confidence and make sure I don't screw it up...I'll be calling him this afternoon.


What really excites me about this 1 little lead, is that it's from the Fort Worth area, which is not what I expected.   I expected 1st few to be from my town or the next one over, as we're ranked much higher for Sell House Weatherford and Sell House Granbury.  I couldn't even find us on Google for Sell House Fort Worth.  I'll chat with him about where he found us when I talk to him.


I can almost guarantee he found us one of 3 ways....Yahoo Search, Bing Search, or Craigslist.  I put ONE AD on Craigslist yesterday around 2pm. Here's our Craigslist Ad.  Since he's in the FW area, and we're not even on page 20 of Google for Fort Worth yet...he very well could have found us on Craigslist and gone straight to our site.


According to his form submittal, he wants to sell this month, and is moving out of state for health reasons.  Has a mortgage, and won't sell for what he owes, says least he'll take is $41K.  I did a drive-by this morning on the way to work.  It's a small house with vinyl siding and 3' brick accent in the front.  Kind of dumpy neighborhood but not war zone.  Rental material for sure. I see $8K in repairs just to the exterior. 


Now I can call him, already knowing quite a bit more than he'd like...gotta do your due diligence.  Looking up tax records and recent solds as soon as I finish this post.

  2. BTW, I KNEW IT! He found my Craigslist ad. He searched for "I buy houses" last night, and my ad from yesterday afternoon came up. He clicked my link and here we are.


  3. Going to look at the house Friday at 10. He's motivated, and I think there's room to negotiate down. Will update soon.

  5. My helper and I are looking at that. Not at his asking price, if we're being conservative. Need another 5-10 to make it comfortable. Being a rental exit strategy, this is WAY out of my comfort zone...so being extra cautious.
