First Offer EVER!

I'm happy, this feels like a big step and it was a great learning experience. I put in my first offer ever on house #1 in my blog. Here are the financials:


Offer = $40,300 
ARV = $129,000 and this is for a low DOM (like 20). 
Rehab = $50k ($49,661.72) 
EMD = $3k 
I'm all in at: 70%ARV 
Calculated Profit: ~$36k 
Expected Profit: I'd be happy with $1k for the experience of my first flip.


My Realtor made me feel good about this offer. He said he "knows" the bank people so I hope that means he can influence them slightly. I have everything covered and I can't wait. I'll have my offer accepted/rejected/countered by next week. I'll post right when I get the answer. This is going great, I'm ready for anything!
