Where am I Now?
Here's what I have checked off my list:
1. An RE agent with 24 years experience and investor friendly.
2. Market data - although I do still need inventories for probates, REOs, SS, and FC's.
3. Laborers (and backups!)
4. Money - 14k
5. An HML lined up - Two of them actually.
6. State Realtor's RE contract
7. I have Will Bernard's form filled out to help me estimate the repairs located here - I've also read J Scott's report on comps.
8. A mentor - Will Bernard! Yesssss!!!! He's been awesome!
What I need to still get is:
1. Title/escrow company lined up.
2. A RE attorney.
3. A good deal.
Question(s) for my audience:
1. Do you think I should buy asap or more close to like October so after everything is bought, fixed, and ready to sell, it'll be right around income tax time and more people will have down payments/money in general thus hopefully lowering my DOMs.

Don't put off doing something tomorrow, what you can do today. I was burned before by waiting. Go for it.

Why wait? If you've got a good deal that's well priced, people will come.
