Taking a Side Step to Other Strategies
Well as of now I've somewhat let the wholesaling strategy dwindle down some. I've had such a frustrating time finding properties, granted I'm not looking as hard as I should, and I have many insecurities with wholesaling on my own.
One reason I've somewhat let the wholesaling dwindle down is because I've been looking at other methods of investment. Currently, I've been reading up on mobile homes and property management. I feel more comfortable with mobile homes because I'll be able to more feasibly acquire the capital needed and I'd feel more comfortable with the renovation in a mobile rather than stick built house because its not as an intimidating project.
The property management is a subject I hadn't given much thought and I've picked up a book by Ken McElroy. It goes over things very basically but it gives me a better idea of what to expect. And honestly, with the way I work there are some things about it that are really appealing to me. I think I've got the organization and where with all to figure out how to make things work more efficiently. But like most property managers out there, I would dread proceeding through an eviction, especially when its someone down on their luck - not just a no good tenant.
In other news the Realtor I've been working with I met at one of my meetups this last week. We've set up a time to meet tomorrow and we'll see if me becoming her assistant will work out well for us. I think I'd learn a ton from her and she's such a pleasure to work with. Not sure if I'll get compensated or not, but that doesn't matter right now. Right now, its all about learning more and gaining experience.

Thanks for the comment Yulissa. I think you do make a good point about the marketing. I hadn't thought of that. It will be nice to learn how others do their marketing and perhaps be an input of how other things can be implemented.

I get what you are feeling, Real Estate can be frustrating, it is not a get rich quick king of thing, it takes time and a lot of effort. Based on what you wrote, i think learning from an experiment professional my be a good thing for you, just have in mind that agents have to do a lot of the same things than wholesalers do, like a lot of marketing, interviewing with potential sellers to get a listing, before you even get to sell a house, the difference will be that you won't be doing it with your money, so if you don't get a listing you may not be as disappointed.
