Ok everyone, here is our latest update. I will try to add some valuable information for investors and for others in the real estate field.

Rochester, NY has been at the Top for buying investment properties. Reasons are to purchase prices here are very low. The demand for rentals is High. The biggest issues here are finding good quality property managers. Every day there are new property management companies popping up getting into the this huge market. The problem I see is that first of all the potential buyers are not clearly advised in what to expect. (real issues and hidden costs). Real estate agents are also getting on board getting there commission checks from the buyers and then picking up more cash by doing the management. My thought's are that you should really do one thing, and do it well. If your going to sell real estate sell it, if your going to do property management than just do that. Seems like a big conflict of interest to me. Well anyway, down to the nitty gritty of what to expect from some one who Won't bull ya.

1) Lead, Huge issue here. Get the seller to pay for it! You don't want that cost.

2)C of O ( Certificate of Occupancy ) your agent will make sure you have one at closing, but ask for a new one. Don't go for a transfer C of O.

3) Big Money Expenses, Roofs-Heating & Electrical. Use someone you trust to go though your potential property Before you close.

4)Location, Location, Location. I can tell you a go or a no. If I won't go there to collect rent, it's not a place where you want to buy.

5) Tenants. Treat your Tenants well. Many people think of them just as income. Get people in and collect the money. Yes that's true to a point, but they are your life blood. Get Good Tenants and keep them happy. Or find some one who will. The biggest complaints we get from tenants who come from other management companies is, no one calls me back, I alway's get just a voice mail, nothing get's fixed. I don't spoil my tenants but I make sure they are well cared for and that they know when the call me I am there for them.
