The Next Chapter

I have always believed in trying to help others learn.  I started to chronicle my direct mail campaign two years ago.  If you have ever mailed a ton of yellow letters you know you get hammered.  It always took me a long time to find good comps and return calls to sellers.  The blog quickly became a huge time suck trying to track my calls.  In the end I never bought a deal.  I did flip two houses but the deals did not come from Northern California.

In a two year period I sent over 10,000 pieces of direct mail but never bought a house.  I was mailing to Tampa which has a market on fire.  I never had the confidence to be very aggressive with my offer.  I still love direct mail and how easy it is to get the phone to ring.

I transitioned my strategy to vacant rural land and hit pay dirt immediately.  I have very little competition and the deals are much smaller.  I ended up buying 23 pieces of vacant land over the last 6 months and reselling 11 of those parcels.  My strategy is buy at .35  of market, sell at .70 cash or at market with 10% interest on terms.

I will chronicle my first 10 deals of my land career!
