marketing revamp

 I'm getting phone calls and emails from people that are not very motivated. In my marketing letter template that I am using from a real estate investor, I put my logo which is my website on the top. I do not use yellow letters. However, I do hand write out all of the envelopes. 


In the letter, I state to keep the letter and we will give an unconditional offer. This seems to work. The phone rings and I get emails. I get "what will you offer" and some of the leads do not understand that I need to get the property info. I do not want to sound demanding in my marketing letters and the templates work, so I am thinking about changing the way I handle the phone calls.


Unconditional offer is exactly that. Unconditional. I'm thinking of just taking the info from the leads and instead of calling them back in 48 hours, mail out an offer instead. I will try that for my second way of marketing.


I am also thinking of hiring a live person to act as a VA and take the leads for me. Then I will get back to them with an offer in the mail. If the lead is truly motivated, then I will call them back immediately.
