I love working with investors
As a Realtor based out of NY, its always a pleasure to work with an investor that's ready, willing and able to invest in NY's stable real estate market. There are so many advantages with working with investors compared to 'end buyers'. They close quickly, most are cash buyers, they purchase often etc. Do other Realtors feel the same way?

Dale Bowrin, Fred Delariva, Joshua Dorkin, Shaun Reilly, Is it just a numbers game then....lots of lowball offers equals 1 accepted? I read the super helpful BP guide for working with investors and get the benefits. I want to be a 5 star agent for investors and it seems to me that I need to take full responsibility for setting the stage up front for our working relationship. Any tips/tools you'd recommend Dale? Important questions you ask in the beginning? And what are your parameters ...no offer too low? Thanks for the post! Penny

Hey Penny, One thing to be careful of is you will have good and bad investor clients just like you will have on the retail side. If the investor is super high maintenance and making you do a lot of work with no light at the end of the tunnel you probably should cut your losses. The big thing on that is if they are NOT putting in a lot of offers. While you will be doing more work by prepping the offers if they aren't putting them in you can't ever get paid. If they are looking at a dozen places and not putting in offers then you might as well be working with retail clients that will likely get you a better commission on any given deal.

Yeah most don't and most aren't good at working with investors. They see a bigger payday with a retail client and don't think about the fact that it is mostly a 1 time deal. Maybe they call you back in several years and maybe they send a friend your way but that is the best you get. For an agent that gets the game they will do well since investors (real ones) tend to be pretty easy since they don't need hand holding, lots of help deciding how and what to offer and then struggle to get it closed. It's great to hear that you get it and like working with investors. You should be able to develop good relationships and make a really good business for yourself with that niche.

From what I hear most don't because they feel we low ball and waste their time. It's all about positioning the benefits. (ie. When looking for a fast sale, ect...)

Most don't, actually. That's why agents who get it build strong, sustainable businesses.
