How do I sell quickly
Some times it is a good financial decision to sell a property and get your money out for another deal.
One of the hardest things in a market of several houses available is to get people through the door. We have heard of people using flags, posting flyers and even distributing business cards in all over town. I would really like to have some input on some of the creative things people have done to sell a house at market value - but quickly!
The house is in a nice small community and is priced below anything comparable in the neighboring towns, although it will require a commute, we believe that the price difference will attract buyers because they can get more house for the money.
Ok, Here's what we are doing: I decided that since the house is on a rural street we will place flagging on streamers to draw attention. The house is located more or less between towns and will we advertised in all the surrounding communities. We will pass out cards to everyone we can think of with a $250 Finder's Reward - so that if they refer someone to the house and they buy, we'll pay them $250. We will flood the areas nearby with flyers. We haven’t quite figured out how to get the Realtors to refer us to their clientele – perhaps offer them a referral fee too. (part of the issue is that some of the neighboring towns are across the boarder into another state and the realtors are not licensed in the state of the house) Any Suggestions???

Also if you post this in the forums rather than as a blog you will likely see a lot more activity on the post and probably get a lot more advice.

Not what you want to hear but if you want to get retail price and want to sell fast your best bet is to list it with an agent. If you are selling yourself you usually either have to be offering a big discount or be willing to wait since you are fighting an uphill battle against all the agents. You will have a hard time getting agent traffic because: 1) It isn't on MLS so most agents won't even know it exists. 2) If you aren't offering a real commission then they aren't getting paid so why would they? Even if they have an arrangement that the client will pay that isn't a fun conversation and unless your place is priced 2-3% under market they aren't even doing the client a disservice as they will pay MORE if they cover a low end commission that they won't on a listed place. 3) They don't like FSBO since they assume they will have to do all the work that a listing agent would have done. You could try just doing a flat fee listing and offer a low end 2% commission which will solve issues 1 and 2 and at least some of 3 since that will at lease give you a little more credibility with them. If you don't think the marketing and transactional knowledge of the agent offers you anything this is probably the way to go.
