The Borrower intends to complete a cosmetic update of the property before listing it for sale. The renovations will include modifying the existing floor plan to allow for living space, install a new kitchen, bathrooms, windows, and flooring, and paint the interior / exterior.

The biggest hurdle on this transaction was the closing time frame. The Borrower agreed to a 3 day close which required us to quickly underwrite and fund the transaction.
