The Borrower intends to complete a heavy renovation of the property and hold it as a long term rental. The biggest hurdle on this transaction was the lack of comparable sales in the immediate sub market. The existing home was in very poor condition and the true value was the over sized lot which could be split into three separate parcels. TaliMar was able to get comfortable with the Borrower’s plan to renovate the existing structure, hold for rental income, refinance our loan with conventional financing, and move forward with the lot split afterwards.
