Day 3 of my Whole Sell Commitment

Happy Friday ya'll and I'm excited today because I found a property yesterday and I have it under contract. Yeepy! Well, I'm not too excited because I don't know what to do from here. I have to put up the earnest money for the property in order for the house to be under a true contract and the Seller wants this done within 24 hours. I am freaking out! My brain is scrambling to make sense of it all and I'm feeling like this is so fun but I'm also scared as hell.

Sigh. I have to locate some investors and let me say to those of you who are reading this, please, please, please build your buyer's list FIRST! You can always find good deals but if there isn't one person that will step up and buy it from you then....flush the toilet because that's where your deal just went. Well, I'll be marketing my butt off today in hopes of finding a cash buyer or even an investor to take over the deal. The contract states that the buyer has 20 days to close on the deal but the big hoop is finding a freaking "BUYER"

I have posted so many ads on craigslist under the real estate tab that my fingers are smoking. I've called a few bandit signs in my neighborhood in hopes that they'll be interested but only one out of five have returned my call and he said the property was too far away for him to invest in. Huh? I'm not limiting myself to just one particular area in one particular community in one particular part of the world. But, hey, that's why I'm a whole seller and not an investor anymore because I just want to assign this contract and be done with it. To each his own perspective of this industry. I'm not knocking anyone's prerogative. Back to marketing. I recently watched a video on how to find some investors so I'll start contacting some of those leads. I was told you can call Title Companies and ask who has closed recently for cash and maybe possibly they'll tell you? I'm not sure but I'll try it. I also heard you can call some Realtors and ask who recently bought some houses for cash...and they'll tell you? I'm thinking this is confidential information but it seems to be public records so maybe they'll spill the beans. We'll see. I'll call them.

So, my day has ended with me call, contacting, emailing and chatting with some folks about buying, selling and investing in real estate. I don't have a prospective buyer as of yet but I'm not giving up either. I need to just keep a level head, stay positive and stick to my plan. This will work for me and if I can encourage you to know that it can work for you too then this blog is awesome!  Keep hope alive!
