Day 4 of my 10 Whole Sell Commitment
It's Sunday and I didn't forget to blog yesterday, I was just really caught up in one, working for the "man" and two my attention has been diverted to finding Tax Liens/Tax Deeds.
Although I was off work for the holiday I spent over 10 hours researching Tax Liens/Tax Deeds on my computer. You see, when you participate in real estate you may come across something else that works for you. Whether that be flipping a "lease option" contract or seeing a "for rent" sign in the yard of someone's property and making the call to only find out that they want to sell if rather than become a landlord again. As long as you're participating in real estate (daily for me) you'll definitely allow for a deal to fall in your lap!
Well, (deep sigh) I have been working towards my whole sell commitment and I only have this to report today; I have put out an email blast on Craigslist and I'm starting to see some results. There is an investor viewing the property today and will get back with me on his yes or no for the deal. I admit that I'm pretty stoked but deals fall apart every day and I'm just going to keep pushing towards the finish line (even if that's at a snails pace).
But please let me inform you of my interest in Tax Liens/Tax Deeds. I'm sure plenty of you are aware of them and probably more aware than I am but I'll tell you what....I'm loving them. I've read books on tax liens/deed but never looked into any further but when I was on the computer looking under the Tax Assessors page for the county I live in I found a gold mind of delinquent taxes. Then a light bulb hit me before it went off but it did go off to say, "Why don't I send these people post cards or flyers about helping them out with their delinquent past due taxes and maybe they'll sell the house to me since they'll either lose it in the Tax Deed Sale (eventually)? I was ramped up on this because in front of me there was literally thousands of people who were delinquent and we all know how the number game works. Even if I send out 200 cards to these folks, maybe 10 will call me back with an interest in what I'm doing and from those I'd have to do my due diligence and perform an investigation of their particular situation to see if they qualify for what it is I'm trying to do here (get them to sell me their property) but maybe only one or two will go through with it. Nevertheless, its all on me to perform the searches, send the post cards, and find get the deal secured. And did I mention there are over 3300 counties in the USA that have these tax liens/tax deeds? I'm just skimming the top with this information of course there are more details and certainly a lot of factors to consider but "I LOVE TAX LIENS/DEEDS!"
I'll keep my 6 days towards whole sailing (just learned that's the correct way to use the word) these two properties but I'll possibly be selling these tax deeds to investors once I get a good deal and get it under contract.
I'm still building my buyer's list and from those that have reached out to me and inquired about the two properties I've asked them what they're looking for so when I come across it I'll contact them. This is going well and I'm staying positive and focused on seeing this through to the end.
