

3 Things an Investor Friendly Agent Should Do
For this post I wanted to discuss 3 important things that "Investor Friendly Agents" should be doing for their clients. If you're not doing this for your clients you should start because it will show your client the type of value you're adding to their business. Investors if you're working with agents who aren't doing these things or aren't willing to you should be looking for new agents.
1.) Walk Through Videos - Full-time or even part-time investors may not have the time to view every property they are interested in. If you know you're client has a crazy schedule you should be offering to go view the property and record a thorough walk through video for them.
2.) Comps for properties they're NOT buying from the MLS - This is a BIG one I know some agents who don't like doing this and honestly I love doing it. If you're client is buying from a seller or wholesaler and they need comps you should be providing those comps.
3.) Find DEALS ! - This is another value that you're adding to the investor's business. A lot of people talk about the MLS being dried up but there are deals left you just have to move quickly. When I get on the MLS the first thing I look at is Back on the Market and Price reductions to see if there is anything that any of my clients would be interested in. Sometimes I find something good and sometimes I don't but I try to pitch at least 2-3 deals a week to my clients to make sure they understand I am looking for deals for them.
The bottom line is as an "Investor Friendly Agent" you should be looking to add as much value to your client's business as possible. Personally when I work with investors I treat their deals as if they were my own. I thoroughly go over sellers disclosures, I walk through the house and point out anything that may be an issue that they may overlook, and I also work hard to negotiate the price that will allow my client to make the most money he/she can. Investors it will not be easy to find an agent who would be willing to do the things I've mentioned but when you do be loyal to that agent and keep them on your team.
