What the Housing Headlines Are Getting Wrong

If you have been following housing market news lately, you could be forgiven for thinking the whole thing is falling apart. It is not! What’s actually happening is a lot less dramatic and, depending on where you sit, considerably more encouraging.

The market is normalizing. After two years of historically extreme conditions where homes sold in days with no contingencies and well above asking price, things are settling back into patterns that look a lot more like a functioning market than a frenzy. Days on market are up. Sellers are making concessions again. Buyers have time to think.

Inventory has climbed meaningfully from its pandemic-era lows, giving buyers more options than they have seen in years. Existing home sales have moderated, but price corrections in most markets have been modest rather than dramatic. The national median home price is still holding, and foreclosure activity, while up year over year, remains well below historical crisis levels.

The people getting hurt right now are the ones waiting for a market crash that the data does not support. Every month spent on the sidelines in a market with limited inventory and steady demand, is a month of equity someone else is building. The “doom cycle” in financial media is real, and because of it, a lot of capable buyers are incorrectly kept out of the market longer than they need to be!

A normalizing market is not a bad market. For buyers who struggled to compete in 2021 and 2022, it may actually be the best conditions they have seen in years.
