Landlord Issues. Times I wish I had a PM

For those you self manage a property and for those who don't. My most recent experience on a late friday night.

Is the 10% worth it? Really it's up to how stress free you like your life. Tenants are going to call you it just depends when and what for?

For example, I was out last night on a  date. Friday night 10:30pm one of my tenants calls me, very nice tenant hardly ever an issue with her, just moved her boyfriend in which I'm not a fan off thou. But her apartment smelt like gas she reports. She calls me and asks what to do? I said contact the gas company and let me know, it's a lost 10:30pm best be an emergency. Nothing big right? but its the logical mind that takes over...what could be wrong, why dos it smell like gas now and not this morning? Why didn't she call during business hours? is this something that needs to be addressed ASAP? I'm on a date, I have to focus on my date not my tenant...ARGH!
Lets say that my attention went from 100% the lady I was out with to about 30% after I started to think what could be wrong in my tenants apartment. Turns out the gas stove has an issue and I'll need to address that this weekend. But consider this when you think about that 10% property management fee. Sometimes it's worth it for a stress free night.
