Corrective Action Needed!

RE Report for 02-23-2016

It's been 3 weeks since my last report. I know, I shouldn't have neglected you.

The yellow letter campaign is generating consistent results.  I get 1 call for every 12-15 letters I mail.  So here is the current situation

::SYMPTOM:: These buyers are NOT motivated.

Most calls go something like this...

"Hi, this is Ben"

"Hi, Ben.  I'm calling because your letter in the mail about buying 123  Main St.  I haven'r really though about selling it but, for the right price, I would consider.  How much will you pay?"

::SUSPECTED PROBLEM:: I'm targeting the wrong people.

I spent hundreds of dollars on a list of high equity properties and mailing campaign in a part of town that is largely above the median home price for Memphis.  

::CORRECTIVE ACTION:: New list

I'll be purchasing a new list.  This time, in an area large on rentals, just a bit below that median price for a home in Memphis.  I'll specifically target absentee owners with at least 30% equity.

P.S. I got a very promising lead through one of my websites (Yes, I have a few).  The deal ultimately didn't work out but this was EXACTLY the type of seller that I need.  I'll be increasing my Google AdWords budget.
