Change is not necessary, but neither is survival!!!

In 42 years of real estate, the one thing that I have learned, is that nothing stays the same very long.  What works today, won't necessarily work tomorrow and vice versa.  The past three years is  a very good example.  Three years ago, we could buy houses that did need a lot of work at a price that when fixed up would sell and leave us room to make a good profit.  Now, the market has improved to a point where the flippers are paying way to much for a house just to get a deal.  Ouch, they complain when they did not make a profit.

Remember, you make your profit when you buy and get paid for it when you sell!!!!

Move with the cheese and find the sweet spot.
