Ahh yeah... good times.
But back to the properties.
I am working on 3 deals now.
One is huge one.
One is a Huge headache
And the other one is just somewhere floating in Limbo.
The Awesome one.. is really awesome.
For the first tie I get a house that is just normal. Normal layout, normal/smallish size and the owners seem to like me.
THat one's ARV is about 203K
And the repairs are about 30K and I am getting it for ... HAAA thought I would say it huh?
Tsk Tsk you vultures out there. Until I sign it .. STAY AWAY SHOO fly!
SO I wont talk about that one.
The other oes.. the huge headache.. HUGE house. Multifamily, but that thing needs a ton of work. Kitchen was flooded, basement smells like a dead mermaid. (They smell horrible!)
I don't even know how to tackle that one. Owner wants to sell it to me because I am just awesome as poop!
Wow poop doesn't get censored? poop poop poop POOOOP!!
Ahh the simple pleasures of life.
Well ok enough poopanigans..
So now I will walk the property with a few contractors and see what I can get for repairs.
THen hopefully I will sign a contract. Then the scary part follows... cash buyers. I really need to grow my list.
And DUDES any wholesalers with a list of CB that tells me they want 50% of the profit YOU CAN SHOVE IT.
What did you do? NOTHING! I rather GIVE the deal to a competitor than submit to your No-logic greed!
I will give you 10% of profit. Or you can shove off!
