Damn Daniel!!

Back at it again with a setback!

Hey BP!

Here to give an update on my first wholesale deal:

  • Property under contract
  • Cash buyer found
  • Closing date given 4/14/15
  • 3 days before closing title company calls to say survey is needed
  • called several survey companies MOST said can't get to me until end of next week :(
  • THE LAST ONE I CALLED SAID I WILL START TODAY!
  • Survey completed today, now deals in underwriting

Since this is my first deal I called around for title companies that could/would complete a contract assignment. I don't think I'll use this company going forward. Customer service is seriously lacking. Which is causing me to look unprofessional, because I'm having to call both seller and buyer to deliver the bad news. They seem to be understanding, but it's important to me to make this process seamless on both ends.

Things I learned for my next deal:

  • Order a survey ASAP
  • Continue to use current survey company!
  • Dig deeper for another title company

Let me know the craziest thing that has been a bump in the road for you!
