Local Foreclosure list provider. In my county in Texas we have a few different people that do all the legwork at the courthouse for the pre foreclosure listings. Every state is different in how they handle foreclosures. In Texas a foreclosure notice is posted at the courthouse at least 21 days before the auction. I would contact the clerk wherever foreclosure notices are recorded in your county and ask them if there is a person who compiles a list. If not then you need to go down and do all the legwork. Become familiar with the foreclosure process in your state. Understand that if you are working with a small population, you are going to have a small number of leads. Looking at a map, I see that Jacksonville and Savannah are pretty close to ya. Those cities may be a bit better if you are looking for more leads. You will also have more competition! I have a friend who makes it work in a town with a population of about 20,000. He checks out EVERY foreclosure listing, calls on abandons, has signs and ads in the local paper. Through networking, he is known as the local go-to guy for distressed properties. He has NO competition! I do not have a local REIA, but I do network with many of the fellow "real" investors in the area. You should meet them at the foreclosure auction! Place ads in the local paper. See if you have a local legal paper that you can subscribe to. That may provide the data you need for preforeclosures. I would definitely drive neighborhoods and contact owners of abandoned properties in your area. These eye sores are EVERYWHERE. Do some research and if you can't find them, contact their family members to find them. You can often find names of family members in obituaries. Customize your own system make YOUR system work for you in your town if that is where you are comfortable. Just keep going. Persistence pays off in this business. Jason

WHOLESALING, or whatever will work in the market here-is weird! You know another one of those towns, "it does not work here in my town". LOL Yeah, I am struggling to get it all organized and had hoped Freedom Soft could help me pull it together, but I really just need to advertise--more and then just make more mistakes----the only real way to learn and of course we all know IF it cost you -----you will not make that MISTAKE again-so Mistake land here I come!

Jason, Thanks so much! Local Nod/Forc. list?? This is a backward town-like we have none of those, no REIA, no one at the tax offices that knows what the heck I am talking about, no list-as I have asked more than once. I joined Freedom Soft, and that is useless as well, for comps and motivated buyers,sellers, ONLY works for large areas-cities, so I am still so frustrated! But I am going to keep trying, I did an out of town landowners list today, so again will try that! Thanks.

Want deals? Subscribe to a local NOD/Foreclosure list and send out several mailers. Look for abandons by driving neighborhoods and then search your past NOD/Foreclosure list to make sure they weren't taken back by the bank. If they are bank owned then wait until they show up in your local MLS as an REO or monitor that bank's REO website. Most large banks have one. You will get the bulk of your deals just doing those things. Once you get comfortable, then you can add additional targeted direct mailing campaigns such a probate. You just have to get organized, have a set schedule on what day you want to send out certain mailers, what day to drive neighborhoods, how often to send repeat mailings, etc. You just have to take action.
