Investor Summit

Well, just back from Orlando, Fl, where the Investor Summit was held, mostly the "gurus" fake its til make its showed up! Oh well, even a newbie can read thru them! Well, heck give them some credit for trying. A good turn out for a freebie so to speak. Mostly a review for me though! As the better speakers must have been saved for later-which I missed due to a stomach "bug", whew, glad that is over! So, it was a wash-more info next time I hope! If these gurus are making so money, why do they continue to want YOU to pay for their lunch/dinner? Can't figure that one out-can you? So, am still plugging away! Newbie still hanging IN!

  1. Well, Than Merrill did not, nor did D.C. Fawcett as were TOLD to us that they would be there. Mostly unknowns that really did not know more than me-were in the fake it til you make stage, very clear and evident-was okay, glad it was free and I was only out gas, food and lodging and then I got sick with that stomach virus so was unable to attend.

  4. Susan... I think you are missing my point... You don't have to pay anyone... you have to offer a value proposition to them so that they see some sort of equal benefit to themselves to want to take you under their wing. Since you have other prior, and I assume successful, real estate experience... you have much that could be offered to someone who might want to mentor you. The key of course is to create that win-win. As for Larry... I purchaseed his materials... actually I purchase a lot of materials... why? Because I want to keep my edge. If I find just one thing that will help my business have an edge over other businesses I am all over it! Best of luck!

Peter, Some folks on here claim to help for free-to pay if forward, some are retired, some are ones who don't need or want the money, they help for other reasons,i.e. goodness of their hearts-it is not ALWAYS about the money for some, but yes, I suppose that is WHY I am where I am-as I have yet to meet that person, but alot have given me good FREE advice, and are not gurus-thank goodness! Patience is a hard virtue, but is okay, as I do learn best by doing, so I am just going to take the plunge, make some mistakes, but that will be the BEST teacher- as I learned from doing the rehab jobs and landlording in the past-stuff that was NOT taught in any books! The same as getting your Realtor license, you learn enough to pass the test, but you know nothing of the real RE dealings until you are in the trenches, just doing it daily! I may just pay Larry Goins, he seems honest , nice and wants to make some money!LOL


  6. Susan... what would you propose to a "mentor" that you can bring to the table in exchange for them to share their valuable time and hard earned knowledge? From what I am reading here you want someone to help you, to get you pointed in the right direction, teach you the nuances of being a successful wholesaler, probably provide proof of funds, etc.... all things that must be done before you are ready to make offers and get deals. It seems to me that if I am reading this correctly, you want a mentor to take all of the initial risk in the relationship in the hopes that you will get one or more deals under contract. I am not sure how this is a win-win for the mentor... and I invite you to think about what you can bring to the table so that who ever this mentor is they will see the benefit to them... right from the start of working with you.   7. Thanks Pete and Dale! I had mobile homes before and now just want to wholesale houses! Any mentors in GA to do that with me?


  8. You do not mention if funds are limited. If so you might want to start out investing in mobile homes to build up a reserve for investing into larger properties later. One author stated "It only takes one Mobile Home Park" to pay for your retirement. Most people who get into the mobile home park arena usually enjoy them so much they buy several!


  9. Susan... If is any consolation... you are not alone! Many investors justing starting out are confronted with all of the fears and anxieties that you are experiencing.   11. Susan, As you read, take notes. When you get to a question that you can not find an answer, ask it on the Thread Section. Also, keep note of the most active people in the Wholesaling field. Read up on what they do and how they do it. Keep up a positive outlook!

  13. Susan, First off, I am not a Mentor/ Coach. Second, you MUST form a business plan. This is not a system, but the plan of actions for your business. Any successful Business follows a plan. Wihtout a plan, you have no path to follow. Next, your intrest in Wholesaling is a great place to get started. Look at the Whoesale threads on here and read. Read everything on Wholesaling and take notes and ask questions. After you have completed these two(2) actions, you will be ready to move forward. But, you MUST do these things FIRST! Otherwise you are just spinning your wheels and wasting time and effort. Keep everyone updated as you move forward!


  14. James, Wholesales for now, later to buy and hold or re-hab. Ultimately want to do a strip mall, retail space, self-storage and a giant RV/flea market too! Generate residual income, at this rate the choice of nursing homes are out of my price range! LOL To become self-actualized, live the dream, to unload the feeling of a failure to myself and others. To make my kids proud of me and to be able to help them, to reach back and help someone like myself who has struggled all their life and give them some hope/help. Mentor and or Coach, well I do believe that increases the success rate-no doubt, and just want to get the deal done and Learn it right the first time. Are you seeking this position-James? Profit split would be GREAT! I don't mind work! I don't need to be rich-gosh IF you only knew-I am no where near MaDonna-no material girl here! Yes, I know I need a type of business plan-mostly a system-organization!! Is this what every investor needs at first to have all the bases covered? !! Yep, that would be me!


  15. Susan, I guess you missed what I was asking. What strategies in Real Estate Investment are you interested? What are you looking to accomplish in Real Estate Investment? Also, in a Mentor/ Coach what are you looking for them to provide? Are you leaning toward Profit Split or Paying a Fee? Just amking blanket statements: "being rich" paying bills" is not looking deep enough. If you are serious about Real Estate Investing, you MUST take a deep look inot these items. Josh gave you great advice: writting a Business Plan. This will assist you more than you could ever realize. To succeed in Real Estate Investment, you must treat it like the business it is. Hope this helps.


  16. James, Make some money! Goals: Financially solvent, freedom-the usual most folks would want. Passive income created. Be in a better position to one day help others-pay it forward! AAh, get my AC fixed! Mentor/teacher, well I am still wondering the distinct difference between mentor and coach! LOL On that Q:, not sure exactly, the comfort zone of knowing I dotted all the i-s, crossed the t's and did not take another 10 years to get it right and make some money and MISS this opportunity that is splendid right now-right?


  17. Susan, What are you looking to do? What are your goals? What are you looking for in a Mentor/ Teacher? If you answer these questions, it will help everyone in guiding you in the right direction.


  18. as I called a realtor and put a contract on the property only to find out it was sold and "relisted" now at a higher price. Yeah, I knew that one was a good deal-then I felt relieved, as I was still trying to figure how to come up with the money-silly me! LOL


  19. Well, I landlorded, bought and sold properties and RE-habbed and did not know anything, only had read a few books, made some mistakes BUT I did learn. Just trying to get it right this time and reduce my learning curve, as I am older now and do not have time for costly mistakes, so are there mentors out there that do not charge $6-10k? Yes, there are, and I am on a mission to find me one, hopefully locally, one who may be retiring and NOT consider me as competition! I give-out from time to time, and do not know yet if I am just stubborn or stupid, but I ain't giving up! Family and friends say I am stupid to continue RE, but I am a believer and I will give the devil his due and my day will also arrive along with the CHECK! I just keep on trying-throw enough against the wall-some will just have to stick -right?! THANKS Joshua!


  20. That is the whole idea, STILL trying to find one! No REIA here, tried to start one like 5 years ago, then got taken away from RE with the death of 2 parents in different states and a mess of probates in different states! yucky! Well, so now I read books and attend webinars and forums as this one, trying again my marketing, but I have to admit I AM in a tough market here. I' d challenge any guru to come here, yeah there are some deals-you just have to beat the little "white haired men" network here first-very powerful playing field. I had no idea UNTIL I began and met some other women such as men-aah Joshua no pun intended towards you or "men", 'tis just a fact here.


  21. If you do not know what to do, you should probably no just jump in blindly. Of course there are deals in your town. There are deals in every town. Again, you need to get your plan together. I'd also say that in your case, shadowing another investor or finding a mentor sounds like a good idea.


  22. Well, as they say, are there any deals here in MY town? I thought I had one the other day...again, but did not know what to say, when the lady said it has alot of smoke/fire damage. It seems to be something like this that comes up and I freeze and do not know what to say or do! I suppose I just need to jump. I did try to pull the trigger on a deal in JAX, only to find out it must have been from an old site, as I called a realtor and put a contract on the property only to find out it was sold and "relisted" now at a higher price. Yeah, I knew that one was a good deal-then I felt relieved, as I was still trying to figure how to come up with the money-silly me! LOL


  23. Do you need to pay someone for the privilege to boost your confidence? I'd recommend putting together a business plan -- do that and you won't need a confidence boost -- everything will be plotted out for you, so there would be little to be fearful of. Planning is the easiest way to overcome things like the fear of moving forward.


  24. To boost my confidence is really all I need-to be sure I do dot all the i-s, cross all the t-s, just to get the nerve to PULL the trigger.


  25. Susan - There are thousands of investors here on the site that you have access to for free. Combined with your local club, you can access a huge body of helpful information. What is it that you're hoping to learn from this or other events that you're attending?
