Our Philosophy on Exterior Renovations

This was a video we shot last winter on our take on exterior renovations.  This is a short 5 minute video where Jeremy and I discuss the importance of curb appeal and how we evaluate roofs for our customers.  While we generally keep a roof on a house if we feel it has 7 to 10 years left, the sale price would reflect a roof replacement within that time period.  However, most of our investors will decide during the purchase process to go ahead and put a new roof on the house for the cost of the roof, typically about $4,000. We actually suggest this to our investors who use leverage as that $4,000 roof only cost $1,000 with 20% down and they are now safe from that large capital expense for the next 25 years or so.  The impact of cash flow on a $4,000 higher sales price is about $20.  But we do let the investors decide if it comes to that as some would rather buy at the cheapest price possible and worry about the $4,000 capital improvement down the road.  All that being said, last year 78% of our houses had new roofs and 85% had new AC units.
