Week 1 - Demo!!!

Week 1 – Demo!! Last week I was able to let out a sigh of relief as I was finally able to check out the inside of the Deeridge house (here’s the link to last week’s post with the first set of pictures). After playing the waiting game for over a month and a half, it’s finally time to get our hands dirty! So, other than celebrating Memorial Day with a weekend on the lake, what have we been doing? In order to test out the HVAC system, water heater, septic system, electrical, and plumbing, we need the utilities turned on. As of this past Friday, the water, gas, and electric is on and ready to go. The aforementioned systems will be inspected and tested over the next couple weeks. As any homeowner knows, those are big inspections… fingers crossed for proper functionality! While getting the utilities turned on we also came up with our design plan. The day the sale was confirmed, I took my father-in-law (one of the investors in this project) and a few other family members through the house to spitball design ideas so we can develop a solid budget for the project. My sister-in-law, Kelli Hamilton, was there to help us with colors and design elements. As I mentioned in my first post, there’s not much to do from a structural standpoint… we’re only going to remove one small wall between the dining area and the kitchen. Other than that, our decisions were mostly surrounding colors, flooring types, and lighting changes. We were able to come up with a solid design plan after spending a couple hours at the house. Once we decided on the design, we started tearing stuff up! Or should I say, my brother Drew started tearing stuff up (Drew just graduated from Miami a week or two ago and is helping out before starting his “real” job ☺). He was able to tear out every piece of carpet in the house. He revealed hardwood that was in great shape. I feared rotted, scratched up planks but it was mostly protected by the carpet. Big thanks to the previous homeowners! IMG_20160531_162052 He is currently working on removing the gorgeous pink wallpaper (sarcasm) in a couple of the bedrooms. Once he has that out, he and I are going to rip out the kitchen and bathrooms. Yes, all three bathrooms, as well as the kitchen are going to be gutted and replaced. These are big ticket items but will add huge value to the home. Whoever buys this house is going to move into a home with a brand new kitchen and three brand spanking new bathrooms. Speaking of beds and baths, I haven’t shared the home characteristics yet… here they are: - Style = bi-level with open floor plan - Finished Sq Ft = 2,900 (includes finished upper and lower levels) - Bedrooms = 3 - Bathrooms = 3 full (1 bathtub, 2 walk in showers) - Lot = 0.4 acres, flat, wooded backyard - Central A/C - Garage = 2 car The stats on the house are great. As I mentioned last week, the location is even better. While the location is great, we still took the extra security precaution by having a security system installed to deter thieves!

I’ll check in again next week with more pictures of the demo process! After this weekend we should have the majority of the demolition finished. At that point you can take a look at the different rooms in the house prior to refinishing. Talk to you next week! Anthony
6/1/16 P.S. Thanks to my grandpa, aunt, and uncle for making sure I'm covered with the proper insurance! There's a lot that could go wrong during the renovation process... having the right coverage is key!!
