10 States with the Best Landlords

Being a landlord is hard work. Finding tenants, screening tenants, signing a rental lease, collecting rent, and managing maintenance is a lot to handle. Landlords have to follow strict laws. Not to mention, landlords frequently deal with tenant-related problems, such as unpaid rent and maintenance issues.

With all of these headaches, it can be challenging to be a great landlord.

Here at Rentalutions, we surveyed our 20,000+ landlords across all 50 states to find out where the best landlords are.

Here's our criteria for the best landlords:

  • Providing notice of entry
  • Changing the locks for new tenants
  • Low number of court disputes

Landlords in our top 10 states are communicating with their tenants, following rules, and following best practice. These attributes help landlords drive higher profits. By following the rules and keeping healthy tenant relationships, these landlords are successfully avoiding costly problems, especially legal battles.

Ohio landlords have the highest percentage of landlords who change their locks- a whopping 83% change them every time they have a new tenant.

For providing notice of entry, Ohio is also topping the charts. Every Ohio landlord that we surveyed provides at least 24 hours, with 67% providing 48 hours.

Interestingly, Ohio has the highest percentage (17%) of landlords who return the full security deposit for every tenant. This could indicate that Ohio tenants are being responsible, too.

Ohio also has one of the highest percentages (49%) of landlords who are confident they know their state laws. About 50% of them have been to court for a landlord-tenant dispute.

Conclusion

The statistics we gathered from all 50 states indicate that landlords in these top 10 states are succeeding. They are more likely to provide ample notice of entry, change the locks, and avoid court disputes.

Landlords in these states care about making the rental experience positive for tenants. This ultimately helps them avoid time-consuming headaches and drive higher profits.
