Demolition
Now this might be a little extreme for some people, but this is how I do all of our basement apartments. We like to gut the ENTIRE basement down to bare concrete and then reframe. There are SEVERAL reasons for this. One being that I'm a little OCD with making sure the place is renovated fully and properly. But we insist on using spray foam insulation in ALL basements. If we are holding the property for years, we want it renovated properly for our peace of mind, and any partners that might invest with us. Gutting the old basement's walls allows me to completely layout a new floor plan and insulate properly with spray foam. Also we need to bring the wiring up to modern code and a few other things as well.
