Northern Cincinnati...I may be biased

I am a Cincinnati native.  But, let me clarify...I'm born, raised and still reside in the northern part of Cincinnati - Butler County.  Cincinnati is a small but huge city all in one.  If you're not from here it may seem odd, but the west side is very true to their west side, same with east siders and if you're from the northern side, the east and west sides often seem like a whole different world.  We do all have a few things in common though...the love of Skyline Chili, Larosa's Pizza, Graeters, Montgomery Inn, Reds, Bengals, flying pigs and if you ask any Cincinnati native where they went to school...you will hear about their high school...never is the answer where they went to college.  I love it all.  Cincinnati has so much to offer.  It's such a family oriented city, has a downtown that is just growing like crazy and always has something new and fun to do.  Every part of town has it's special little things about it and great people are all around.  

Ok - so my bias in the Northern part of town when it comes to real estate...

Butler and Warren counties are among the fastest growing counties in Ohio and are quite frankly booming!!  Go straight north from Cincinnati on I-75 and right in the middle of Cincinnati and Dayton lies the Butler/Warren area.  This area has brand new large shopping areas, lots of new restaurants, new hospitals being built, neighborhoods going in all over the place, and just a lot to do for families.   In this area you can get to downtown Cincy in 25 min or to downtown Dayton in 35 min...very convenient.  

When looking for investment opportunities in these areas it can be a challenge, especially for fix and flips.  They go like hot cakes.   In Southwest Ohio, homes sales were up 11.5 percent across Butler, Clermont, Hamilton and Warren counties for the first nine months of the year compared to the same time in 2014, according to the data from the Cincinnati Area Board of Realtors.  But, when looking for rentals, especially turn key, they can be found!  Ohio definitely has higher rent prices compared with other states and still offers low housing prices on these rentals.  If you are looking for a good cap rate and a low priced house there are plenty of neighborhoods and parts of town where this can be found all over the Cincinnati area - especially northern Cincinnati.   

To sum this all up, Cincinnati is a great town with so much to offer.  Yes, we get some snow...but we get all 4 beautiful seasons and that means even more activities to enjoy throughout the year!  If you've never looked into this little part of the world to invest in or visit - I highly recommend checking it out!  Who-Dey!

  1. Hi Lindsey.  I'm just starting out and looking for property in those areas. A buy and hold approach to fund college for my children.  It is so hard to take the leap to ownership    

    Do you have an experienced realtor you work with, and can you share? 

    Any other locals you recommend would be helpful.  Because we want to buy and hold we are looking in type AB areas only and I don't really see "deals" there   


  2. Wow! Never knew Cincinnati rocks. Thanks so much for sharing your city with us. Now how hard or easy is it for multi-family units of 5+ or more? Cause I'm looking for property management to handle my investments since I'm an out of state. Any input would be greatly appreciated. Blessings all around you.


    1. There are certainly opportunities for multi families of 5+ units...are you looking for multi's that need renovated?  There are a lot of opportunities the more towards the city you go.
