I know what to do, I am just not sure how I can do it! 1 JUST DO IT

You have read the blogs, you have been to the classes, you have done your research, but how do you actually convince yourself to pick up the phone and make that first phone call? Sometimes knowing how to do something is not the same thing as doing it and new things can be intimidating or even frightening.

When you are starting something new, you want to sound perfect. You do not want anyone to know that you are new because you are afraid that they will not take you seriously. However, everyone had to start at some point. Everyone was new to self-storage when they bought their first property.

There are 2 ways that you can deal with this fear. You can pick up the phone and call the self-storage facility owner anyway, or you can bring in a mentor. Let’s discuss both options and see which one might be the best for you.

When you make the call yourself, you need to remember that the person on the other end of the phone does not know who you are. You could literally run into them in the next hour, say excuse me, and they would never connect you to the person they spoke with on the phone. There is complete anonymity, so you do not have to be embarrassed when you are calling the owners of self-storage properties. Second, if they get upset, it has nothing to do with you. Finally, they were new to self-storage at one point also. As long as you sound professional, they do not mind helping you with some of the things that you do not know how to do.

Remember that you are not trying to get a ton of information in your first phone call. You are simply trying to establish if they are the owner, and if they have any interest in selling. If they do not, then let them know that if they ever change their mind you are interested. Inform them that you will be sending a follow up letter. This way they will have all your contact information in case the timing is ever right to sell the property. The end.

Talking to sellers is actually really easy. You do this every time you go out to a new place and mingle. You go up to people and you say hello. Sometimes you chat for a while and sometimes you don’t. This is simply mingling with self-storage property owners instead of people at a get together.
