Creating a Community Through Multifamily

Today we’re going to discuss community in relation to multifamily investing, we want to make sure that you're focusing on the bigger picture of why you’re doing this. we recently interviewed Jeff Greenberg and Jeff has a fantastic way of looking at things. One of his points was that you should focus on creating a better community and that is really where the mindset is with his entire business. That goes with finding the right opportunities in regards to multifamily or, in his case student-housing. He always brings out his team and provides more opportunities for them to better their lives, so, the real focus is creating a better future, not only for the people who are living at the places that he's currently operating or owning but also providing a better future for his team.

He has created a better future for himself, it's the “a high tide rises all ships” mentality where instead of just focusing directly on how you can make money for yourself first and foremost and get everything and have everything you focus outwards. Providing greater potential for others to have a better life has ultimately led to his life increasing.

Imagine you have a property in contract in Kentucky and it's a c-class neighborhood, you know working-class families and everyone else are looking for a better place to live so your mindset should be focusing on how you can better this community.

A great story surrounding this is about another apartment complex not pretty close to the one that we have, they were having some problems with crime in the area so Jason and our partners invited the police officers in that neighborhood to use one of our vacant apartments units as a lookout in order to evaluate the crime that was happening. This neighboring property has really helped clean up the community, which is a fantastic thing to do when you’re in this industry and you have the opportunity to do so. Look for different projects that you can work on to get into the community and give people an amazing place to live while also bettering the community and bettering yourself. Ultimately, we could have just said:

“Hey, that's not our problem, not our property, so it’s not really our problem.”

But it was making our tenant based in this one particular building, which was a standalone building of 12 units that was just off the side of the rest of the buildings feel uneasy because they were constantly surrounded by crime. It took a few phone calls and some legwork but we actually got a great resolve. On our own point we added a couple more fences along with some more lights and some other things to make the tenants feel safer. I was there a few months back and the entire atmosphere was greatly improved and that's a good feeling, so, keep that mindset, that very community-oriented family mindset when you go into these apartment buildings because that's what you're ultimately doing, making lives better by bettering a complex.
