Good places to invest in NJ

Hi BP!

I'm currently looking for safe places to invest in NJ. I'm thinking I would want to be in Central NJ. I'm new to investing. I heard it is a good idea to find one place and know the market. Does anyone know of any towns or areas?

In general Central jersey is a weak market, so whenever a deal comes across they go so fast because the demand for deals is so high, but the supply of deals are so LOW! If you're talking about central jersey for rentals, I would say look into Plainfield, and check a little south of central jersey like Ewing or Hamilton. Central jersey is stronger for flipping rather than rentals. If you're looking to get into the rental aspect of investing look deep North, or deep South in Jersey. Like Newark, Irvington, East Orange for North, but for South check out Trenton, Camden, Berlin, Burlington, Willingboro, Pine Hill. 

Back to your question though lol, for flipping in Central jersey target Middlesex, Somerset, Union, and Mercer counties these counties are great for flipping but very difficult to find a deal.

    Hi @Alex Fabiano! Wish you the best of luck finding your first investment. If you don't mind the drive south, Gloucester and Atlantic Counties are both prime areas for safe rental investing. They are a good blend of solid tenant pools, lower (in the case of NJ) cost properties, and high rent rolls.

    Specific areas are:
    Winslow - In the areas the are turning around many properties pass the 1% rule and can provide stable tenants (Camden County)
    Glassboro - Rowan Uni all day (GC)
    Clementon - Good rent to price ratio and decent tenants (CC)
    Stockton Area - More university (AC)
    Folsom - Lower cost, good tenant pool (AC)
    Monroe Twp - Prices decreasing due to issues with school district, issue will be temporary (GC)

    I deal in Monmouth county, the supply is slightly limited but demand is high,if you find a good deal it will go fast!

    @Alex Fabiano There are quite a few places but we would need to know a few things before making a suggestion like:

    What are you in search of?

    Whats your budget?

    When will you be ready to buy?

    What type of financing?

    What level of rehab are you willing to undertake?

    With a bit more info we can provide more insight.

    @Cody Z. It's probably just me but I consider monmouth, ocean, and atlantic county more south than north. That's more south on the parkway than local in Central Jersey. But like I said it's just my opinion

    @Account Closed No worries, I was just curious. I'm from Ocean originally and live in Monmouth now and I have noticed they don't get a lot of love lol

    Good insights on this thread!  Anyone have specific input on Burlington City, in Burlington County, NJ?  I have family in the area and saw a couple decent deals.  I also see some action taking place near the waterfront.

    @Mike Bonadies, you mentioned Monroe Twp. This place looks like a good investment in NJ. Do anyone know where i can find deals in this area? Rental or Commercial ($1M - $2M range)
