New investor in Pittsburgh area looking to connect w/ reliable contractors

Purchased first of one will be many rental properties in Carnegie PA recently. Although this one is relatively turn-key, looking to build connections w/ some reliable contractors in the area to help oversee future BRRR's as I am an out-of-state investor. Looking forward to connecting!

    An investor-friendly agent in the area should be able to introduce you to the local network—contractors, property managers, attorneys, handymen, and other vendors that investors commonly rely on. Getting that team in place early usually makes things a lot smoother as you start adding more properties. In my experience, most investors end up finding their core vendors through those connections.

       Agreed on getting the team together.  Property management team is a check, agent gave me some great referals for subs (electricians, plumbers, etc.) but was hesitent on GC's, doesn't "trust them enough to refer them"

    I am not in the area but I have found FB groups to be amazing. Make sure to vet and interview the GC's

    Hey Ryan, I know this is old post but I also have a property in Pittsburgh, PA and had hard time in finding reasonable and reliable contractor compared to my other property in Baton Rogue, LA. I did get a guy from the local agent but looks like she just shared the number from the ad on bus stop bench or something. Guy is good but keep picking up other jobs and delaying my project. Even I am looking for finding reliable source to find these contractors in other markets.

       Hi Jay, let me know if you are still looking for assistance in Pittsburgh. I have a rental property there. I’ve also done some work on a few homes in Monroeville and Turtle Creek area.

    Hi Ryan,

    Congrats on the first purchase! Carnegie is a solid market to start building a portfolio.

    I'm a construction project manager currently overseeing multiple commercial projects in the DC area, including some managed semi-remotely. I've also managed rehab projects in the Pittsburgh market and currently own & manage a rental property in Pittsburgh.

    One thing I've learned working with out-of-state investors is that having someone local who can help coordinate contractors, verify scope, track schedules, hold budget, and catch issues early can make a huge difference on BRRR projects.

    If you're looking to build a reliable contractor network or need a second set of eyes on future rehabs, feel free to reach out. Happy to share what's worked for me in the Pittsburgh area.
