VA Loan Quadruplex | Fort Lauderdale — Best Strategies to Find Quality Tenants? (Sec

Hey BP community,

First-time landlord preparing to house-hack a quadruplex

in the Fort Lauderdale/Broward area using a VA loan

(zero down, owner-occupied).

Goal: rent 3 units, live in 1, cover mortgage with

rental income.

Looking for advice on:

1. Best platforms to find reliable tenants in South Florida

(Zillow, Apartments.com, Facebook Marketplace, other?)

2. Experience with Section 8 / HUD-VASH voucher tenants

— is Broward County a strong voucher market?

3. Tenant screening non-negotiables for a small landlord

(credit score minimums, income ratio, background check

services you trust?)

4. Any Fort Lauderdale landlords here willing to connect?

Background: Army-track, building a

long-term RE portfolio. Property will be managed by

my LLC. Serious investor — not testing the waters.

Appreciate any wisdom from those who've done this.

Hi @Juan Quiroz,

Congrats on the solid strategy. VA house hacking on a 4-unit is a great way to accelerate your wealth building. Can't really beat the combined perks of VA loans and house hacking.

The owner and president at our mortgage brokerage is a veteran and we pride ourselves in the depth of knowledge we have in this loan product. We close them every month.

Make sure to confirm if your entitlement covers the loan limit for a 4-unit in Broward, since limits jump for multi-unit properties.

On tenant side, I'll defer to local property management folks, but happy to connect on the lending piece.
