I work with investors pursuing a wide range of strategies, and one thing I’ve noticed is that no two experienced investors seem to analyze a property the same way.
Some start with cash flow. Others focus on appreciation, zoning, value-add potential, financing, or the strength of their exit strategy.
What’s the very first thing you look for before deciding a property is worth analyzing further?

location. don't care what it is, if the location won't work for the plan or for the long term goal in some way it isn't worth pursuing. site selection is everything and is even more important when you start building stuff.
First thing I check is the 1% rule. If monthly rent is around 1% of the price with a little headroom, it's worth a real look. It's rough and misses plenty, but it clears out the obvious no's fast. Location doesn't really make my list here, since I've already picked the area before I'm looking at individual deals.
