Hi Alphonso, that's a good area, just be cautious on not over customizing the kitchen for a 450K property. Look into Traditions Cabinetry, they have both RTA and assembled options, and they give you wholesale pricing if you send them a cabinet list in advance. Save the mid to higher end cabinets for higher ARV projects where it actually moves the appraisal. Also, at that equity range, I'm assuming your rehab budget is relatively large, so make sure your rehab budget and your lending structure are actually built around your draw schedule and timeline, not just your total loan amount. A lot of flippers get the after repair math right and then lose weeks (and margin) to slow draw processing.
I would stay away from RTA and IKEA kinda stuff...the quality is just not there IMHO. You could even look at the Big Box stores and get some off the shelf cabs, you are limited to just a few colors though. For a little more $$, you can order the cabs if you can wait a couple weeks. They will also do the layout for you (at no charge)
If your $ spread is accurate (?) you do have room for nicer cabinets because the kitchen sells the house in many cases. But also make sure that the neighborhood and comps will support your choices...
