My team and I have noticed a little shift in the market recently. It seems like people are eager to get their house sold and buyers less urgent to purchase. It's slowly becoming a buyer's market. Supply is going to be booming I believe! Is this what y'all are noticing as well? Or just something happening in the Nashville area?

Here in the San Fernando Valley area, CA I am noticing a lot more lopsided deals.. The people that bought when rates hit an all time high (7-close to 8% on conforming loans) looking to sell sometimes owe more than what they are home is worth. So when it comes to sell, they have to bring cash to close, or net a very little amount of money.

I’m seeing something similar in a lot of markets. It doesn’t necessarily mean prices are falling—it often means buyers have more leverage. Properties that are priced correctly and move-in ready still sell, while anything overpriced tends to sit longer and see price reductions.
