Software / App That Handles Maintenance Requests

BP,

I've been on a long search for technology and applications that allow me to automate parts of the tenant journey (leads, apt tours, screening, rent collection...). I don't see any reliable apps that focus on handling maintenance requests for small multifamily owners (2-4 units). I have only seen platforms for larger (20+ units...) owners. Does anyone know of any apps that could be helpful for smaller owners?

Hello Jerome,

If you buy a BP pro membership you get free access to rentredi, a property management software that does have the features you seem to be looking for. It isn't perfect but it is pretty good and it alone makes the BP pro membership worth it.

Thanks Jacob! What about matching plumbers, contractors… with tenants directly? I’m envisioning a platform with a rolodex of such professionals that get connected with tenant

Hey Jerome that is a question I had at the start as well. I currently use Innago for my property. It's free on the landlord/property owner side and it has all the features you would need. When a tenant puts in a maintenance request I'm able to take care of it as soon as possible.

@Drew Sygit I'm looking for an app (e.g., Lessen) that matches plumber, electrician (within area)... with tenant whenever there is an issue directly instead of going through me (landlord).
I believe Lessen does this but they don't cover the Northeast and I have not found a platform that assists with small multifamily (2-4 units)

Hello all! I was just about to post and saw your thread @Jerome Nunez. I use the Rent Redi software from Bigger Pockets and it is amazing. Also affordable. Especially for a landlord with only a few properties. Rent Redi has a maintenance feature with a partnership with Latchel. I have been self managing my tenant requests myself but contractors have been hit and miss. i would like to try Latchel through Rent Redi. Has anyone out there used Latchel before? What has been your experience?

The key thing I've learned managing units in Sacramento is that the intake method matters more than the software. If tenants can't submit a request in under 60 seconds from their phone, they'll just text you directly — and then you're back to managing everything in your message thread.

What I look for:
1. The tenant can submit requests with photos from their phone.
2. I can assign a vendor and track status without calling anyone.
3. There's a paper trail with timestamps.
That last one saved me during a dispute over a water heater — I could show exactly when the request came in, when I dispatched the plumber, and when it was resolved.

The platforms that treat maintenance as an afterthought (basically a form that emails you) aren't worth it. You want something that tracks the full lifecycle: submitted → assigned → in progress → completed, with photos at each stage.

What's your current volume? That usually determines whether you need a real system or if a shared Google Form is honestly fine.
