Built a tool that compares 5 financing options on the same deal - need feedback

I'm Anthony from Fairfield County, CT. By trade, I work in commercial and residential architecture and invest in residential real estate on the side.

Years ago, I built a spreadsheet to analyze my own deals. I used it on my own house hack and eventually started using it for friends, contractors, and local investors.

One problem kept coming up:

Most calculators force you to choose a financing strategy before running the numbers. Real deals don't work that way.

Sometimes conventional financing wins.
Sometimes FHA wins.
Sometimes DSCR wins.
Sometimes the deal only works as a BRRRR or flip.

So I finally turned my spreadsheet into a web tool called Plurivia.

It compares the same property under All Cash, Conventional, FHA, VA, and DSCR side by side, cash flow, cash-on-cash return, DSCR, and financing impact, all at once.

I'm looking for investors willing to run a real deal through it and tell me where it's wrong, where it's confusing, and what's missing.

Three questions:

Does the side-by-side financing comparison actually help, or is it just noise?
Do the numbers match how you underwrite deals?
What's missing before you'd trust this over what you already use?
