Designating in-state agent - Shaker Heights, Ohio

Hello,

I am a new out-of-state investor in Cleveland, OH for a couple duplexes to get my feet wet. For the Shaker Heights area it looks like you need to designate an in-state agent, per Ohio law. So I would need to find a local person in Cuyahoga County to be an additional contact for my tenants. For anyone who invest in this area do you have tips on how to go about getting this contact for an out-of-state property manager and would this be a nominal fee if they are called upon or any additional information on this? I was hoping to property manage from afar to really learn the market and place good tenants into the rentals but with this regulation it feels like they are strongly encouraging you to hire a property management firm. I do not have many contacts in the area but plan to spend more time in the area later this summer but would love any advice on this topic of having an in-state agent when registering your property to the county as I have not seen this in other markets.

Thanks for any guidance on this!

Heather

The only purpose of the “agent” requirement is so the city or county or Courts have someone to serve, if the owner disappears. I do not think this is necessarily intended for “tenant” contact.

Your property manager will typically do this for you.

Thanks for the insight, very helpful! I was going to be doing some self property management initially to get familiar with the homes and get them fixed up. So for anyone whom is an out of state property manager, let me know how you handled this form?

Not a recommended plan of attack. Managing out of state without a PM isn't the way to go. If you want to self manage & learn the ropes you should manage something local to you.

How did this work out for you? Also interested but may be owner occupied half the year uncertain if this would be doable.

Managing from out of state is definitely possible, but having a reliable local contact makes a huge difference. Whether it's a property manager, trusted agent, or another qualified local representative, the goal is having someone who can respond quickly if needed and help keep things running smoothly. Even if you self-manage at first, building a strong boots-on-the-ground team in Cleveland will save you time and headaches as you grow. A good local network is one of the biggest advantages an out-of-state investor can have.
