Chicago property monitoring tool — looking for early users

I’m a Chicago real estate investor, and I built Chicago Property Intel after getting tired of checking separate city and county sites for the same buildings. It brings violations, 311 complaints, permits, DOAH cases, and Cook County Assessor records into one property view, then alerts you when something changes.

I own the tool and use it for my own properties and for reviewing potential acquisitions. I’m opening it to a small group of Chicago owners, managers, and investors for a 30-day trial. No credit card required.

If this is a problem you deal with too, reply here. I’m especially interested in honest feedback from people who actively manage or underwrite Chicago properties.

Hey @Michael Herman - Sounds like an awesome tool! Where are most your properties located in Chicago?

I can take a look and provide some feedback if you'd like - I used to work at tech company for a short stint so just reviewing ui/ux, features, copy, etc.

Also, consider checking out Chicago Cityscape. My friend Steven Vance has a pretty cool platform that has some similar features you are mentioning.

Thanks Jonathan — I’d really appreciate the feedback. Chicago Property Intel covers properties citywide. I’d rather not put the specific locations of my properties in a public thread, but you can sign up here: https://chicagopropertyintel.com. I’ll also take a closer look at Chicago Cityscape. From what I’ve seen, CPI is more focused on ongoing monitoring and alerts for owners and managers.

Sure, the site allows for a 30 day "free trial" (no cc etc required, just create an account) and I can always extend that manually if you need more time, just lmk.
Our properties are mostly on the south side.

We're running a similar play but pulling from probate, foreclosure, and code violation records before they hit the MLS basically automating the hunt across multiple data sources so you're not toggling between sites. Chicago's got a ton of distressed inventory flowing through those channels if you know where to look. Happy to share what we're finding in your market if that's useful.
