Welcome to the lending side, Sruly!
Connecting with quality brokers and clients when starting out comes down to building consistent authority and systemizing your outreach.
Consistently Educate: Commercial and residential brokers are protective of their clients. They will send you deals if you make them look smart. Share clear parameters regarding specific deal structures (like DSCR or fix-and-flip mechanics) so they understand how to easily position your capital.
Focus on adding value to the relationship first before asking for the applications, and the deal flow will follow!

Besides the normal online places several events ti go to are fortra, aapl, napl and geraci. You will meet plenty of them there and they paid to be there so most likely they are legit vs a joker broker

Hi Sruly. Welcome. You are looking for deal flow? Tell us what kind of deal do you like to fund? If you give some guidelines, it may be easy to understand what you're looking to fund. Would this be your money or do you work for a lender?

@Sruly Goldschmied you've got some good comments about connecting with brokers but you asked about clients too. I'm assuming borrowers? If you are looking for end borrowers then try some local real estate meetup groups. Meetup.com is a good resource for those but some of the groups will also post here on Bigger Pockets Marketplace too. Even facebook might have some good local groups for you. Some of those facebook groups have thousands of members. The priority is consistent recommendations from active investors. Oh, eventbrite too. But go locally for clients. That’s the best bet.
Hi! I’m Emanuele, a mortgage broker specializing in investor financing, including DSCR and Fix & Flip loans. I’d be happy to be a resource for you and help with your financing needs. If you’d like to connect, I’d be glad to learn more about your goals and see how I can assist.

Hello and welcome to the lending arena! I assume you are looking to connect with real estate brokers and borrowers. In my personal experience, attending local networking events and real estate investment mastermind groups works incredibly well. Real estate platforms have also been a huge help. Ultimately, the most important thing is to get out there and spread the word about what you do. Don’t be a secret agent! Letting people know you are open for business is the key to success.
