Looking for an investor friendly GC

Looking for an investor friendly GC

I am a remote investor looking at potential gut renovations in Baltimore. I am looking for a GC to give me an estimate on repair costs for a property I'm currently interested in.

I talked with my lender to get 1 GC, but I would like a second set of eyes. Any suggestions?
Unfortunately it's difficult for me to go to meetups or find contractors in the wild since I'm not currently living in Baltimore.

are you working with a PM or agent on the ground in the area?  they will both be good sources.

Getting a second estimate is a good idea, especially if this could turn into a gut rehab. I’d try to have both GCs price the same detailed scope of work so you’re comparing apples to apples. On a heavier rehab, differences in scope, contingency and timeline can move the numbers pretty quickly, so I’d want that nailed down before finalizing the deal.

@Asish Balu since you’re managing this from out of state, one thing I’d pay close attention to is how the GC communicates once the work starts. I’ve seen projects go much smoother when there’s a clear process for progress photos, payment milestones, and approving changes before extra work is done.

I’m Diana Khan, a Maryland attorney, broker, and investor, and I’d be happy to connect here. Hope you find a solid second option in Baltimore.

We do remote investing like you so here's what I'd try.

I would do a search on the Bigger Pockets forum for GC's or fellow investors in Baltimore. Just type in Baltimore Investors, Baltimore GCs or some varierty of that and see what forum topics come up.  Only review the topics that are one year old or less to see if you can find another Baltimore Investors.

2nd thing I'd do is to start interviewing real estate friendly realtors in the area.  If they are truly real estate friendly they should be able to provide you with a few referrals to contractors

Last thing: Believe it or not we have found a lot of handimen and contrators using Thumbtack. Especially in areas where we do not have a boots on the ground presence.

Last comment- You say you want a 2nd set of eyes- In my opinion you should pay the contractor to be your 2nd set of eyes if you do not plan on using them for the job.
