Hi, I’m looking for local insight on current rental rates near Rosser Avenue in Waynesboro.

What would you expect these newly built townhomes to rent for?

  • 3 bedrooms, approximately 1,500 sq. ft.

  • 4 bedrooms, approximately 1,800 sq. ft.

I would especially appreciate feedback from local renters, landlords, property managers, or real estate agents. Thank you!

    @Nachum Bergman, from my experience working around rental properties, I would be careful about pricing these just from bedroom count and square footage. I like to look at what similar townhomes actually rented for, not only what owners are currently asking. I would compare newer properties with similar finishes, parking, location, and lease terms, and also check how long they stayed on the market and whether the landlord had to offer any concessions.

    With new construction, I would also look closely at what the tenant is paying beyond rent, like utilities, HOA-related costs, parking, or pet fees. Two properties can advertise the same rent but feel very different to a renter once those extra costs are added. I'd be glad to stay connected, especially since you are investing in Virginia and already have a few properties under your belt.
